TENANT POLICIES

LEASING QUALIFICATIONS

Each applicant must qualify according to the following guidelines to be approved for residency.

We must have a copy of your I.D., Social Security Card and proof of income.

  • All applicants must be at least 18 years of age and complete a rental application, signed and dated. All occupants 18 and older will appear as parties to the lease.
  • There is a non-refundable $45 application fee for each applicant. Cash, money order or cashier’s check.
  • Maximum occupancy is as follows:
    • One (1) Bedroom = Two (2) persons; Two (2) Bedroom = Four (4) persons
    • Three (3) Bedroom = Six (6) persons; Four (4) Bedroom = Eight (8) persons
    • Monthly income must be three (3) times greater than the monthly rent for one applicant or married couple. Two (2) or more applicants must earn 75% of the stated amount. We must be able to verify income through an unbiased source. If income from employment is used to meet income requirements, one year of verifiable employment history is required. If Self-employment is used to meet income requirements, applicants need to provide the last two (2) years of income tax records.
    • One (1) year of verifiable residential history from a licensed apartment community or real estate company, or proof of mortgage with acceptable payment history may be approved with excellent credit as reported by the credit bureau, provided no negative or questionable residential history is found.
    • A holding deposit equal to one month’s rent must be paid to reserve the property for you. The holding deposit becomes part of your security/damage deposit on move-in.
    • Pet policy: NO Pets are allowed without approval and accepted deposit. There is a non-refundable pet deposit amount set by property owner.
    • Applicant will not be approved if an eviction has been filed on against you.
    • Once all criteria listed above are met, a criminal background check will be performed. Applicants will not be accepted if crimes against a person, property or involving illegal drugs or substances are found.

Applicant may be denied occupancy for the following (but not limited to) reasons:

  • Incomplete or Falsified application
  • Poor rental history profile
  • Poor credit history
  • Non-payment of rent
  • History of violence to persons or property
  • History of repeated failure to comply with conditions of lease
  • History of unruly or destructive behavior
  • Poor personal references
  • Documented felony record
